The last thing anyone with houses for sale in Doylestown wants is a hesitant buyer or seller who is unsure of if they “really” want to sell or buy and become unsure of the next steps after the ball has begun rolling. All involved should be fully aware what current market trends in our lack of inventory leads to is paying more than what “an appraiser” or “underwriter” might deem the house's current value to be. But what about this tactic? Buyers have had to make decisions & take things into their own hands due to lack of available suitable properties. They are tired of missing out and want to get started on living their life in this Central Bucks area. As a Seller, ideally, several motivated buyers will look at your home and try to outbid each other. On the other hand, you may find an otherwise perfect buyer: someone who talks the right numbers, seems flexible enough, and is eager to close on the sale in a timeline you accept. But then something changes. Are they overpaying? Why should they waive any form of protection to be more appealing?Think about this subjectively. Today’s current market value may not be next month’s. The lack of new construction and the demographics of our houses for sale in Doylestown lead us to conclude that if someone wants to move into a traditional single family property with an appealing location, they are going to have to work hard to get that win. As an aging population is staying longer in their current homes and adding to that “exciting fact” we are living longer! We just can’t keep up! There is a crossover that has bottlenecked this normal flow progression of selling in the middle- ages to downsize for less upkeep. But with COVID we learned we like entertaining and we are working from home and extending our retirement age.
It is Emotional. Be patient with feelings.
Among first-time homebuyers, half report anxiety. Forty percent said buying a home was "the most stressful event in modern life." If your buyer has never purchased a home, there is a good chance that any hesitation they may develop is a temporary symptom of that underlying stress. Even for more experienced homebuyers, purchasing a home can be a very emotional experience. Reasoning with overwhelmed buyers is unlikely to make a difference if their hesitation is based on emotions.
Stay open to hearing solvable problems
Stay flexible and tactical
What the Seller is going through right now is - Why give up on my comfortable place and easy mortgage payment for the fight to purchase on such limited inventory. So that leads to why moving is an evolutionary process. We need to be sympathetic to this challenge of potentially being “property-less” when listing for sale in Doylestown. But with eyes wide open to alternative ways and maybe short term housing might be a part of that solution. The property is being sold but Seller is still looking for suitable housing. We have to tactfully put into place the steps of how to do this with trying to eliminate the fear of what if we do not find a house in the timeframe of settling on the old one?
There is no substitute for experience
